How to check a project on Karnataka RERA
Anyone can look up a Bengaluru project on the state's own register, for free, without an account. It takes about two minutes and it tells you things no brochure will.

What RERA registration actually proves
Registration means the promoter filed the project with the Karnataka Real Estate Regulatory Authority and declared its details on a public record: land title, approvals, plans, timeline, and progress.
It does not mean the state has endorsed the project or guarantees it. It means the claims are on record and there are consequences for breaking them. That is worth a great deal and it is not the same as a warranty.
Not every property is covered. Smaller projects below the statutory threshold and ordinary resale transactions between two individuals are outside RERA. A property having no RERA number is not automatically a warning sign, but you should know which situation you are in.
Checking a project, step by step

Go to rera.karnataka.gov.in
No login, no registration, no fee. If the page loads in Kannada, there is an English option at the top right.

Open Services, then Project Status
Services is in the top navigation. The menu also has Registered Agents, Complaints and Cause List, all public.

Search
Fastest is the RERA registration number, which should be on every advertisement and brochure by law. If you do not have it, search by promoter name or district.

Read the status line first
You want Approved. If it says Lapsed, Under Watch or anything else, stop and ask why before you go further. A lapsed registration is not a technicality.

Then read the rest of the record
- Promoter name
- Does it match the name on the agreement you were shown?
- Approved plans
- Compare against what is being sold to you. Floors, layout, common areas.
- Declared completion date
- Compare against what the sales team told you verbally.
- Quarterly progress reports
- Filed regularly, or has the promoter gone quiet?
- Complaints and litigation
- Recorded against the project, and visible to you.
- Registered agents
- Who is authorised to sell it.

There is a link to the certificate PDF on the project page. Save it. Your bank will ask for it during the loan, and it is easier to have it now than to go looking later.
The two comparisons that matter most
Most people open the portal, see the project is registered, and stop. The value is in the comparison, not the confirmation.
The declared completion date against what you were told. Sales teams give a date. The promoter filed a date. When those differ, the filed one is the one with consequences attached, and the difference tells you something about the conversation you have been having.
The approved plans against what is being sold. Floor count, layout, common areas, parking. This is the same check we describe on the Occupancy Certificate, done before you buy rather than after.
Checking an agent, including us

If the number on this page does not match what the portal shows, tell us, because one of the two is wrong and we would want to know.
What the portal will not tell you
- Whether the title is clean. That is the Encumbrance Certificate and the deed chain.
- Whether the Khata is A or B.
- Whether construction quality is any good.
- Whether the price is fair.
- Anything about a resale transaction between two individuals.
RERA is one check of several. It is a good one and it is free, which is why it belongs first.

- Is the Karnataka RERA portal free to use?
- Yes. No login, no registration and no fee to search projects or agents.
- What does it mean if a project is not on RERA?
- Smaller projects below the statutory threshold and individual resale transactions are outside RERA. It is not automatically a problem, but you should establish which applies.
- What does "Lapsed" mean on a project?
- The registration is no longer current. Ask the promoter why before proceeding.
- Can I check whether my agent is registered?
- Yes, under Services then Registered Agents. You will see their number and its validity.
- Does RERA registration mean the government approves of the project?
- No. It means the promoter's claims are on a public record with consequences for breaking them. That is not the same as an endorsement.
- Do I need the RERA certificate for a home loan?
- Banks generally ask for it. Download it from the project page while you are there.
