The situation
A buyer came to us having already committed to a project through another agent. He had not been told the site had a rajakaluve issue.
What we did
Explained the buffer zone implications and what they meant for his risk. Guided him through exiting the deal and recovering his money. Then, and only then, helped him identify a property that suited his budget and requirements, advised on Vastu, sunlight and floor selection, and ran the land verification and documentation ourselves.
The outcome
Refund recovered. Reinvested in a property that cleared verification.

The situation
An overseas owner with eleven Bengaluru properties. Family were looking after them; maintenance, tenants and documentation were slipping.
What we did
Took over management of all eleven. Renovations and repairs arranged at genuine cost. Tenants found, police verification completed. Then reviewed the portfolio and advised him to exit the ageing assets and reinvest, handling the documentation and coordination through his power of attorney.
