How this is worked out

  • Stamp duty runs on slabs of the property value: below ₹20 lakh it is 2%, from ₹20 lakh to ₹45 lakh it is 3%, and above ₹45 lakh it is 5%.
  • Cess is 10% of the stamp duty amount, not of the property value.
  • Surcharge is 2% of the stamp duty amount within BBMP limits and 3% outside, again not of the property value.
  • Registration is 2% of property value, raised from 1% with effect from 31 August 2025.
