ESTATE BENGALURU started in residential sales, and left it quickly.

The problem with selling new projects alone is that you never learn the rest. You introduce a buyer, hand them to the developer’s sales team, and collect a fee. You never see the documents. You never handle a dispute. You never learn why a deal collapses three weeks before registration.

So we went into resale instead, which is harder and slower. Sourcing units. Marketing them. Site visits. Paperwork. Negotiation. Disputes. Legal. Registration. We learned which matters go to BBMP, which to BDA, and which to the panchayat. We learned to read an encumbrance certificate properly. We started drafting agreements ourselves, and handling registrations directly for clear-title properties.

That foundation is why clients bring us the difficult transactions. Refunds from bad projects. Portfolios managed from another continent. Registrations completed in three weeks. Titles nobody else wanted to look at.
